Rental Application
Information
An application must be filled out for each applicant 18 years of age or older. Please print out the PDFs found below located at the bottom of the screen, fill and sign each page and submit by uploading the application PDF, drivers license, and pay stubs to the upload form below. If you have a pet, please click on the link leading to the pet application under the “Pets” tab.
A $50 NON-REFUNDABLE fee ($3 will be added if paid online) needs to be paid by each applicant over the age of 18 that will be occupying the property. No exceptions.
Application(s) must be paid either online via Paypal or with a money order. Money orders can be made payable to P&C Property Care.
Applicant(s) must provide a form of valid ID. Acceptable forms of ID are a Driver’s License or valid government-issued photo ID.
A full 7 year national background check will be ran on every applicant over the age of 18 years. Every applicant will be considered.
A minimum credit score of 600 is required. Should the applicant not meet the minimum score, they may use a co-signor(s) who would need a minimum 700 credit score or an additional security deposit may be requested.
A minimum of 1 year rental history is required. Previous rental history reports from landlord will be requested from our office and must reflect on-time payments, enough notice of intent to vacate, and no complaints regarding property damage or failure to leave the property clean and without damage at the time of lease termination or expiration. Also, no outstanding debts owed to previous or current landlord.
Applicant(s) must show and earned combined income of 3 times the rent per month. All income must be must be shown in the form of a W-2, last 3 paystubs, or most recent tax return.
Should the applicant need a co-signer, the co-signer must fill out a separate application, pay the non-refundable application fee and provide all of the required documents.
Self-employed applicants must produce 2 years of tax returns or 1099s, and/or last 6 month’s bank statements.
- Once an applicant has been approved, the required deposit will need to be paid within 24 hours.
- The security deposit must be paid in form of MONEY ORDER, no other form of payment will be accepted.
- The minimum deposit required is equal to one month’s rent unless otherwise stated.
- The owner reserves the right to require a higher deposit based on the results of the application.
- Once a deposit is paid, the applicant is able to cancel the application within 24 hours, but will need to pay an administration fee of $150.
- Once 24 hours has past, the security deposit is NON-REFUNDABLE.
Most of our properties are pet friendly with the exception of a few. Please check with us before applying if you have a pet that is not either a service animal or an emotional support animal. An additional pet fee will be required for pet-friendly rental properties. ADA service animals and emotional support animals are welcome at any property. Additional documentation may be required.

All properties are Non-Smoking, including the inside of the property or garage. Should there be any smoke residue found in the property, the owner reserves the right to hire a cleaning company to remedy the smell/damage and the tenant will be responsible for the cost.
The number of occupants must be within compliance with HUD standards/guidelines. Occupancy standards are a maximum of 2 persons per bedroom except for infants under the age of 2 years.
Rent is payable via online ACH payments, money orders, or checks. Should an ACH or check payment come back as NSF, the tenant will only be allowed to make the remaining payments in money order form. No exceptions will be made.
